For owners

Your property manager in the Ruhr area

We act in your interest. Since 2003, as a family business, we have been managing apartment buildings and flats, commercially, technically and personally. We look after properties in several towns across the Ruhr area.

We take on rental management for apartment buildings and rented flats. We do not offer management of owners’ associations (WEG-Verwaltung).

No obligation: you write to us, we get back to you and arrange an appointment at your property.

Acting means: we take care of things.

In your interest means that you and your property come first.

For you, this means: you have permanent contacts who know your building. Every year you receive a statement you can follow. And your tenants know whom to turn to, without every small matter ending up with you. A well looked-after tenant community is the best protection for the value of your building.

Alfred Moselewski founded the company in 2003. His son Lukas Moselewski has been part of the family business since 2015, after his degree in real estate management.

“At the centre of our work is personal contact, which creates trust.”

  3. We take over From the agreed date, we look after your property commercially, technically and personally.

We take care of all statements for you as the owner, from budget planning to the annual statement of surplus. As operating cost managers, we make sure that incoming invoices are processed promptly and that operating costs are optimised.

First choose who you are. You will then only see the fields that apply to you. Required fields are marked with *.

    Who are you? *

    What is it about? *
Damage: the house rules (Hausordnung) apply. If it is an emergency, please read the emergency information first.
Acute noise at night? That is a matter for the public order office (Ordnungsamt) or the police. Write to us so that we can sort the matter out with the tenant.
Do you need a Wohnungsgeberbestätigung to register your address? There is a separate topic for it: Request a Wohnungsgeberbestätigung.
If the authority gave you its own form, upload it here. You may black out details we do not need for the certificate. JPG, PNG or PDF, 5 MB at most.
How it works: we issue the Wohnungsgeberbestätigung (the landlord's confirmation that you moved in) and sign it. We will send the confirmation to you by post at your new flat. Please make sure your name is on the letterbox. The confirmation itself is a German document, because the registration office (Meldebehörde) expects it in German. You must register with the registration office within two weeks of moving in (§ 17 Abs. 1 BMG). If the confirmation does not reach you in time, tell the registration office straight away (§ 19 Abs. 2 BMG). We do not need your ID or a copy of it. If someone moves into your existing flat, please also send us the notice Change of name or people moving in or out, because the confirmation is only for the registration office and does not update our tenant records.
The day you move or moved into the flat.
One person per line, with first name and surname. Include your own name if you moved in yourself.
Good to know: the service charge statement (Nebenkostenabrechnung) comes once a year. It must reach you no later than twelve months after the end of the billing period. More under Frequently asked questions. If your bank details have changed, please choose the topic “Rent, deposit or bank details”.
Lost key: please report it as soon as possible. We will discuss with you whether a spare key is enough or whether locks need to be changed. Whether you have to pay depends mainly on whether the loss was your fault.
    Which keys were lost? *
    An approximate date is fine.
For example a tag with a name or address. This helps us decide whether locks need to be changed.
Good to know: only fill in the sections that apply to you. This notice does not change your tenancy agreement. Taking in further people may need the landlord's permission (§§ 540, 553 BGB). Please only send proof, such as a marriage certificate, if we ask for it.

    Someone moved in
One person per line, for example: Anna Muster, 01.11.2026. This notice does not replace the Wohnungsgeberbestätigung, because everyone who moved in needs it to register with the registration office. Send this notice first, then request the confirmation with the topic Request a Wohnungsgeberbestätigung.
    Someone moved out
    One person per line.
Good to know: this message is not a notice to end your tenancy. Please send your notice to us signed by post, for example with the form Kündigung durch den Mieter (in German). We will arrange the date for handing over the flat with you.
    The day you move out.
If you already know it, for example for the final service charge statement.
We will get back to you and agree the date with you.
